The Question That Determines Everything
When a monsoon storm floods your Tucson home, the single most important question for your insurance coverage is not "how bad is the damage?" or "what caused the storm?" It is: How did the water physically enter your home?
The answer to that question determines whether your standard homeowners insurance covers the event — or whether you're looking at an uncovered loss that could cost tens of thousands of dollars out of pocket.
Covered: Water That Entered From Above
Standard Arizona homeowners insurance (HO-3 policy — the most common type) covers sudden and accidental water damage. When a monsoon storm causes:
- Roof damage that allows water intrusion — a branch falls, tiles blow off, a foam membrane tears
- Window or door failure from wind pressure or debris impact during the storm
- Fascia or soffit damage that creates an opening for water entry
...that water damage is typically covered as sudden and accidental damage under your standard policy. The storm created the opening, and the resulting interior water damage is a covered peril.
Not Covered: Ground-Level Flooding
Standard homeowners policies explicitly exclude "flood" — defined as water that enters from the ground, whether from:
- Arroyo or wash overflow
- Surface water runoff exceeding drainage capacity
- Storm drain backup into your property
- Ground saturation from sustained or intense rainfall
Ground-level flooding requires a separate National Flood Insurance Program (NFIP) policy. NFIP policies have a 30-day waiting period — you cannot purchase one when a storm is forecast.
⚠️ This Distinction Is Tricky
The same monsoon storm can cause both types of damage to the same home — and only one may be covered. A roof breach is covered; water entering through the garage door from rising surface water is not. Document everything meticulously and describe to your adjuster exactly how the water entered each affected area.
The Sewer Backup Gray Area
Municipal sewer backup during a monsoon event falls into a gray area. Standard homeowners insurance typically excludes sewer backup, but many Arizona policies offer a sewer/drain backup endorsement for $50–$150/year additional premium. If you're in an older Tucson neighborhood with aging municipal infrastructure, this endorsement is worth having before monsoon season.
How We Help With Your Claim
From the moment we arrive, we document everything your adjuster will need:
- Moisture maps showing affected areas and readings
- Daily drying logs with timestamped moisture readings
- Before-and-after photographs of every affected area
- Written scope of loss in the format insurance carriers require
We do not file Assignment of Benefits (AOB) paperwork. You remain in full control of your claim from start to finish. And we will never place a lien on your property.
